ERA was engaged by Cumulus Studio to assist in gaining planning approval for an affordable housing development at 23-25 Goulburn Street in Hobart for Housing Tasmania.

The proposal is for accommodation to support elderly and special needs residents in 25 self-contained units. The development consists of an apartment style complex that complements the surrounding built form with a more contemporary design.

The development will be terraced to reach a maximum of four storeys in the centre and tapers to three storeys at both street frontages.
The proposal comprises:

  • 7 one-bedroom units ranging in size from 54 sqm – 60 sqm; and
  • 18 two-bedroom units ranging in size from 66 sqm to 70 sqm.

Each dwelling is provided between 7sqm and 29 sqm private open space in the form of a courtyard or balcony.

A total of 15 resident car parking bays are proposed onsite, with vehicular access to be gained from Goulburn Street via an existing right of way easement. The proposal will maintain the existing reciprocal access arrangement with the adjacent property at 21 Goulburn Street, as provided through this easement. Dedicated, private, pedestrian and disabled access is proposed from both Goulburn Street and Bathurst Street.

The planning permit was granted in late 2018 and the development is now under construction.
