ERA was engaged by Joint Property Group to seek planning approval for a mixed-use development at 27 & 29 Lefroy Street, North Hobart.

The development consists of two levels of residential units and a ground floor commercial tenancy on an undeveloped site currently used as a private parking area. The development will reach a maximum height of three storeys and responds sympathetically to existing building forms in both the commercial precinct of North Hobart and the residential character of Lefroy Street. The proposal comprises:

  • eight, two-bedroom units ranging in size from 73 m2 to 94 m2
  • ground floor commercial tenancy with 60 m2 net leasable area.

Each unit is provided with a balcony of between 7 m2 and 11 m2. Ten car parking bays are allocated to the residential use, and 1 accessible parking bay is provided for the commercial tenancy. Council landowner consent was also obtained to allow for an awning and signage over the Lefroy Street footpath.

The proposal represented an opportunity to improve housing diversity near the Hobart CBD by delivering a high quality, mixed-use development in the bustling hub of North Hobart. The planning permit was granted in August 2020.
